Get the damn inn appraised and get back to Boston! Spirits aren't really 'there' during residual haunts; you can't interact with them. It perfectly blends mystery, suspense, and romance into one fantastic holiday movie. I expected this movie to be terrible, but I was pleasantly surprised by it despite having many of the same questions you did. That's confirmed by the fact that the neither the writer nor the director were able to, or bothered to, offer even a fantasy explanation of how this fictional arrangement might be possible. The plot holes in this are very numerous.
